What to check

A home warranty is a service contract that pays for covered repairs of systems and appliances that fail from normal wear and tear1. Sellers sometimes offer one to a buyer; Choice Home Warranty says its contracts are 100% transferable2.

Time the start date. Coverage begins 30 days after enrollment and payment and typically runs 365 days1, so buy early enough that cover is in place when the buyer moves in.

As a concession. Paying for the buyer's warranty is one form of seller concession; the National Association of REALTORS notes that limits on concessions depend on the buyer's lender and state law3. See seller disclosures and concessions.
